Under our proposal a light industrial unit will be situated in the north west corner of Factory Road on land known as Phase 1a in the Harbour Village original masterplan. The unit has been carefully designed to fit in with nearby houses. The street façade has windows of a size that are used in houses, so as to be sympathetic to the context of the road. It is set back from the neighbouring terrace to ensure the side window of the existing end property is not blocked. The flint wall to one side of the site will be retained in full and will be used to create a feature, with some planting near the entrance to the property.
Inside the unit there will be two larger workshop spaces on the ground floor, with sufficient space for small machine equipment, such as a lathe and hand tools, along with shelving for materials, a sink, worktop and staff facilities. There will be roller shutters from the workshop spaces to the rear of the building so larger items can be taken in and out of the spaces more easily. The first floor will include storage for working materials, and an office for workshop administrative duties.
The entrance for the rear of the site has been located to ensure maximum visibility. The landscaping will include a hedge around the boundary with the rest of Harbour Village and there will be small beds of shrubs and plants as well as a rowan tree. There will be 5 parking spaces on the site, one of which will be an accessible space, along with EV charging. There will also be an area to enable vehicles to manoeuvre. It is not anticipated that the business using the workshops will need deliveries from large lorries. Cycle storage will be included. Refuse will be stored inside the building.
