Phase 3, the area closest to the Thames, was given planning permission by EDC in December 2024. It will benefit from a generous riverside promenade which will wrap around to form an edge to Robins Creek and reconnect with the Fastrack corridor.  It will be the last part of Harbour Village to be completed. There will be around 273 new homes including 82 affordable homes in apartment buildings. A new community centre for all the residents of Northfleet to enjoy will be included in a building near Robins Creek.   We held a public consultation programme on the whole of Phase 3 in March 2023. Apartment buildings looking onto the riverside promenade

The riverside promenade will provide an alternative route for pedestrians and cyclists as well offering space for formal and informal recreation. It will be about 4m wide and will be interspersed with seating areas, lawns for informal recreation and play stop opportunities. It will benefit from a backdrop of soft landscaping suitable for the estuarine habitats of this part of the river. The Robins Creek end will provide an area for small community events, with terraces stepping down towards Northfleet Harbour with informal seating opportunities.  There will be lookout points and boardwalks to take in wildlife and views. There will be two public squares. One, by Robins Creek, could be used for small community gatherings. The other will be at the end of Hive Lane.  This draws the eye from the Hive estate to the river welcoming existing residents to the riverfront.

The new 200mCommunity Centre will be located on the ground floor of a landmark building overlooking Robins Creek.  It will open out onto the promenade by the new square. Our latest plans for Abacus Corner include provision for an approx. 550 m² commercial space which will open onto the Fastrack Road and should complement the community centre.
